BASIC EVALUATION / FEASABILITY STUDY

In this phase, we examine the suitability of the property or the existing real estate. We check the eligibility on the basis of local authorities requirements and other authorities concerned, clarify questions about financing and funding and examine the implementation periods.

PREPLANNING / FIRST DRAFT OF FLOOR PLAN

The main elements of this phase are the preliminary design of the floor plan and the estimation of costs. This allows for targeted coordination with the authorities, the defining of specifications and negotiations with contract partners. Now the basic decisions can be made as to whether and in what context a project can be implemented.

DRAFT / COSTINGS

Next comes the final draft. Based on the anticipated services, necessary changes are incorporated and the ground plan can be further developed. At this point the costs can be precisely determined: Each construction component with its respective quantities is presented in the “cost calculation”. Due to our experience in more than 60 construction projects, we have a very high level of costing accuracy. The calculation generated in this phase, serves as a basis for the funding application.

PLANNING APPROVAL / APPLICATION FOR CONSTRUCTION

In this phase, the application for building is submitted. The preparation of all necessary documents for the permit procedure is the essential part of our work at this time. The fire protection concept must also be submitted with the application for building. The fire protection concept is drawn up by baukind itself or an external fire protection engineer. In both cases, the fire protection concept is a separate element that is not included in the basic architectural services.

PLAN OF EXECUTION

In the execution planning, all plans are prepared in such a way that they provide a basis for the construction work. The ground plans will be further developed and supplemented by detailed drawings, taking into account the final design and materials.

PREPARING THE CONTRACTING / DIRECTORY OF SERVICES

All the architectural details created in the previous phase are now technically drawn in a so-called “directory of services” and allotted to individual trades. Construction contracts are also being prepared at this time. Everything is then either publicly posted or sent to selected companies to obtain offers for all construction services.

IMPLEMENTATION OF THE ALLOCATION/ EXECUTION OF CONSTRUCTION WORK

When all offers from the individual trades become available, the “allocation” takes place. The offers will be checked and the most economic offer will be assigned. The contracts for construction are closed and the construction schedule is prepared.

Now the construction phase begins. We as architects are responsible for the supervision and control of all work to be carried out, in order to ensure a smooth construction process and an appropriate completion date.

DOCUMENTATION

We offer this service phase only upon request for larger construction projects. It includes the monitoring and ascertainment of construction defects in the 5 years following completion, as well as the additional documentation of the construction project.

OPENING / APPROVAL FROM THE ADMINISTRATIVE OFFICES
